What Happens if You Call (or email) Me?

Look. I totally get that people in trouble hesitate before calling or emailing. They come to this site, have a look at the information, think they might come back and, with some exceptions, don't do anything. Again, I totally get that people don't want to call or leave contact info for some sales pitch.

Hey, Guys and Gals. I don't do the spin-and-grin. I only do the real deal. Give me your loss mitigation problems, and I will work to get the answers. No promises or guarantees, just an assurance of hard work.

I will interview you to learn a few things, but most important, I/we  need to know if you (a) want to try to keep your house, or (b) are prepared to lose it and make the best of things.

If you want to try for a loan modification, I'll tell you how to do it (free). If you want my help, it will cost you $95 per hour. Most mod's take an hour or two, but the charge will depend on the owner's ability to produce certain data and the lender's capacity to deal with the issue.

If you decide you do not want to keep the house, we will work to sort sell it or adapt your life to the foreclosure statutes.  You will be provided a legal and/or tax accountant referral, if need be.

The  questions that have come in so far have been enormously troubling. One or both of the spouses has lost a job or have had hours cut back. Often, there's a health emergency, sometimes with a child.  Many, many, many times, people have worked with their lenders to get  a loan modification, but (a) the lender won't call back, or (b) the loan mod doesn't solve a whole lot.  After all, you're still upside down whether your payment is $1900 per month or $1600 per month and the house is worth less than the loan. What's the gain?

One in four American homeowners owe more on their homes than their houses are worth, according to The Economist Magazine.  That's the reality. Each of us hasd to deal with it in our own way.
